It's the end of April!
It has been a super full month! Between the Easter holiday, Amanda's birthday, Ava's spring break, and more homes hitting the market, there has been a LOT going on!
In this issue we'll be talking ski resorts, pizza, and *gasp* the stabilization of the U.S. Housing Market??

Ok, first - the real estate market!
J.P. Morgan recently published a very interesting article that reinforces a lot of what I've been telling my clients :)
They refer to the housing market as "strange" (I say weird), but the first thing the article notes is that the current market favors neither buyers nor sellers.

But Ryan, a lot of real estate agents say otherwise! This is true. If you are looking to buy a home, then your agent will likely tell you now is the perfect time because high interest rates have pushed a lot of buyers out of the market, thereby reducing competition.
And . . . if you are looking to sell, a real estate agent will likely tell you that now is also the perfect time - because inventory is SOOOO low.
Here's the thing - both agents are right! But, while there are fewer buyers out there, homes that have been well remodeled are selling SUPER fast. Sometimes going into contract after just one open house, or even in less than 24 hours! Other homes, that have not been updated, may sit for 20-30 days on the market . . .
So, in sum, I stand by my assertion that the market is weird - and if you are looking to buy or sell, then you need to work with someone you trust to guide you through the nuances!

I have very particular opinions about pizza. When I say I grew up on pizza, I mean, I literally grew up on pizza.
My mom was constantly making pizza. At any given point in time, she would have 8-10 frozen parbaked homemade pizza shells in our deep freezer in the basement.

Before the days of the interwebs, everyone wanted my mom's recipe. Several local restaurants wanted my mom to make her pizza for them, and one summer I even did a short stint making and selling her pizza dough at the juice bar & deli where I worked!
The pizza recipe I am sharing here, is not that recipe. It is much simpler, and rather than baked in the oven on a pizza sheet or pizza stone, I use a cast iron pan!

We are at that stage of life where all vacations revolve around Ava's school breaks! So, for Spring Break, rather than head to the beach, we took advantage of record snowfalls and headed north to Tahoe!
We spent a few days at Northstar during the week, and then the weekend at Tahoe Donner.

If you are learning to ski, or want your kids to learn to ski - I can't recommend Tahoe Donner highly enough!
Aside from the fact that a kid's season pass is just $113 FOR THE WHOLE YEAR, and adult passes are just $600, the mountain itself provides a nice balance of runs to both learn, and challenge new to intermediate skiers!

There are a few black diamond runs - and though short, they're also fun. The short length of these runs, and the overall size of the mountain, however, help encourage younger/newer skiers to push themselves a bit in a safe way.
We'll be there a lot next year - and it would be great to see you there too!

With everything going on, Soba spent almost 10 days with Golden State Canine, and Whiskey hung out with his grandpa for almost 2 weeks!
Both dogs are now extra cuddly, while also giving us the side eye to remind us to never leave them again :)
Whiskey has also taken up yoga.
