Summer has started! And why does it feel like it's almost over??
Also - why does no one warn you when your child starts school that May and June basically don't exist anymore?! With school events practically every weekend, holidays, Mother's Day, Father's Day, and the real estate market heating up, there hasn't been a dull moment!

In this issue, we'll be talking Real Estate, Star Wars, my obsession with a Japanese cooking blog, and doggie diapers for when your little buddy just doesn't care.

Ok, first - the real estate market!
Interest rates gave everyone a surprise and are back up over 7% again. The Fed is set to raise rates again as job numbers remain strong, and the recession everyone was expecting . . . hasn't quite hit. Analysts had expected rates to start decreasing by now, but have shifted predictions to later this year.

If you're thinking of buying a home - what does this mean? Well, it means that you probably have a bit less buying power than expected - but so does everyone else. My general advice is if you find a home you love, at a price that you can afford - then buy. In a year, you can refinance, or if rates have gone up even more, you'll be happy you bought when you did.
For sellers, when buyers are experiencing a crunch on their buying power, we have to be more realistic about potential sale price, and be more intentional about how we prepare and market your home!
Good news - I am hosting two separate conversations starting in August. The first is for anyone who thinks they may one day want to buy a home - whether in the next month, or next 5 years. It is an educational session covering the overall process, financing issues, and even risks to consider in the offer process. The first session will be on August 23rd.
The second conversation is for home owners. We will be talking not just about how to prep your home for sale, but also how to get the most out of your investment while you are there. For example, what renovations will bring the greatest returns, and what repairs are the most important to fix. We'll also be covering "Do's and Don'ts" for home repair and maintenance!

(My Obsession with Just One Cookbook)

I love Katsu Curry. But while I can make *most* restaurant dishes at home, I could never get this quite right - that is, until I came across the "Just One Cookbook" blog.
The list of "secret ingredients" to add to store bought curry paste were phenomenal, and literally made Amanda fall in love with me (again)!

Pictured above is Menchi Katsu Curry, which is basically a meatball rolled in flour, dipped in egg, then rolled in panko crumbs and fried. So yeah, it's delicious.

There are so many things that no one tells you when you become a parent - and near the top of the list is how crazy figuring out summer camps can be - figuring which ones your child will like, that also you can afford, that also have space.
Honestly, though, despite the craziness, we have found some really great camps! If you need recommendations, let me know!

Outside of camps, Ava and I still have our "Ava-Daddy Fridays" - which usually just involves eating some ice cream, and reading Star Wars together. I love these days.
BTW, this girl is REALLY into Star Wars. We've been the books, and "Women of the Galaxy" daily, and have even started watching the Mandalorian!

I know I spend a lot of time talking about Soba, but this month I want to talk about my OG buddy, Mr. Whiskey.
He is much older (12 years), and really doesn't care where he pees. We have found that washable diapers are a life saver - and are also pretty cheap on Amazon. They have saved our rugs, and honestly, I think he likes them!
